How leasing works

    Apply online

    Complete one secure online application for each applicant 18 or older.

    Screening

    We review credit, background and rental history, usually within a few business days.

  3. 3

    Sign your lease

    Once approved, you receive your lease to review and sign electronically.

  4. 4

    Move-in payment

    Pay first month’s rent and security deposit online through the tenant portal.

  5. 5

    Keys & portal

    Pick up your keys. Pay rent and request maintenance from your phone.

New York tenants

  • Application fee: no more than $20 for a background or credit check (NY Real Property Law §238-a). It is waived if you give us a copy of a check done in the past 30 days.
  • Security deposit: no more than one month’s rent.
  • Your deposit is returned within 14 days after you move out, with an itemized statement of any deductions.
  • We welcome all lawful sources of income, including housing vouchers.

New Jersey: our property at 176 Lincoln Ave, Hawthorne, NJ follows New Jersey law, including its own security-deposit and tenant-screening rules. Details are provided with the application.
